(WASHINGTON, DC) – Today, Mayor Bowser cut the ribbon at the Residences at Hayes Street, a 150-unit affordable housing community in Ward 7 and the first New Communities Initiative development delivered during the Bowser Administration.

“Today, we’re delivering on a promise to deliver high quality, affordable housing through the New Communities Initiative,” said Mayor Bowser. “The Residences at Hayes Street is the quality, affordable housing our longtime residents deserve, in the neighborhood they call home.”

The New Communities Initiative is a District effort to revitalize severely distressed subsidized housing and ensure that residents are able to stay in their neighborhoods while enjoying a high quality of life. With 50 replacement units prioritized for households earning up to 60 percent of the Median Family Income (MFI) from Lincoln Heights and Richardson Dwellings, the Residences at Hayes Street represents the largest single development to date under the New Communities Initiative. The remaining 100 units will be made available to other households earning up to 60 percent MFI.

Located at 5201 Hayes Street, Northeast, near the intersection of Nannie Helen Burroughs Avenue and Division Avenue, the Residences at Hayes Street reflects the guiding principles of the New Communities Initiative:

• creates mixed-income housing that will deliver a project with high-quality housing options for a range of incomes, where all the units are of the same quality regardless of household income level;
• supports the “build first” principle;
• advances the goal of one-for-one replacement; and
• provides opportunities for residents to stay in their communities.

Amenities for residents include a community room, teen activity and computer room, a fitness center, and a playground.

The Residences at Hayes Street was made possible through a collaboration of District government agencies including the Office of the Deputy Mayor for Planning and Economic Development, the DC Department of Housing and Community Development, the DC Housing Finance Agency, and the DC Housing Authority. Pennrose Properties and the Warrenton Group are the development partners for the project.

Since coming into office, the Bowser Administration has sparked the creation or preservation of more than 11,000 affordable units, with more than 5,200 under construction. In the fiscal year 2019 budget, the Mayor invested more than $1 billion toward making Washington, DC more affordable for residents in all eight wards.
